Lanais are a great area to relax on the back of the house. Though with the Florida heat they can become obsolete. So, what to do with a dust collecting screened in lanai? Convert the room into living space. Most lanais are incorporated under an existing wood/shingle roof system. And most also have the block columns, so this makes it easier to convert an existing lanai into a living area. If you have an existing wood/shingle roof here is what you will need to have to convert the existing screened lanai into a operable living area.

  • Permit and hire a Licensed Contractor
  • Drawings and Engineering stamps and approvals ( Contractors handle this) the drawings will give you the layout of room and electrical and plumbing (if any) these drawings can be changed.
  • Concrete cap ( this is needed in order to bring the lanai floor flush with the interior floor for code).
  • Footers if needed.
  • A/C vents or returns
  • Electrical rough
  • Plumbing rough if needed
  • Exterior walls wood or block
  • Stucco
  • Windows
  • Interior walls
  • Remove any glass sliders and wrap with drywall
  • Drywall and texture, tape and paint
  • Interior doors
  • Flooring
  • Inspections per each phase electrical, plumbing and structual

Remember a good rule of thumb is $50.00 a square foot for a project of this size. Though each project is different and each location can bring different aspects that can change pricing.
